In the heart of Downtown Orlando, a new community with housing, educational and career opportunities called Creative Village is emerging...and Menard Group USA is making sure it is founded on solid ground!
Menard supported one of the residential high-rise buildings in the Village called Parcel M during Phase One of construction. The 14-story, 390-unit, $60 million apartment complex with an 11-story attached parking garage for our new client, Brasfield & Gorrie, will eventually include a pool on the parking garage roof plus a fitness center and retail space on the ground level.
While other buildings in the area are founded on augercast piles, our talented crew was on site to install just over 700 controlled modulus column (CMC) rigid inclusions to depths ranging from 20 to 78 feet to directly support the footings and large mat foundations. Where soft or loose zones were encountered, the columns were over-grouted to form larger diameters. Shallow elements were used to support smaller footings, and a combination of shallow and deep elements were used to support larger mat foundations and crane pads. The deeper columns terminated in underlying dense sands.
Using this full-displacement CMC solution, we were able to eliminate the need to dispose of a potentially large volume of spoils that would generally be produced if augercast piles were used.
When Creative Village is complete, it will span nearly 68 acres that include a university, college, academic center and affordable housing - all accessible from public transportation.
